The short version
Most flats in Pattaya are condo units — studios and one-bedrooms in towers along Second Road, Pratumnak, and Jomtien Beach Road. Decent ones run roughly $40 to $90 a night short-term, and well below that by the month. For one or two people settling in for a while, a flat is the right tool: cheap, central, easy.
The trouble starts when there are six, eight, or twelve of you. Condo buildings register two or three occupants per unit, juristic offices restrict visitors, and three flats on different floors isn’t much of a holiday.
